What Is a Builder’s Warranty?

When someone makes the decision to purchase a new construction home, they often find a lot of security in the fact that the home is brand new and therefore, nothing should be wrong with it. However, even days after closing, the builder and the new homeowner can still find major issues. Most of the time, new homes come with a builder’s warranty. This warranty can give homeowners peace of mind knowing that for a couple of years (usually) after the home has been built, any structural repairs can be made by the builder free of cost. A builder’s warranty covers a number of different aspects that may include:

  • flooring

  • roofing

  • doors

  • siding

  • windows

  • plumbing

  • electrical

  • HVAC systems

Even though a builder’s warranty covers a number of major problems, it is important to note that when it comes to appliances and things of that nature, it is often up to the manufacturer’s warranty to repair any issues. So, if the homeowner finds that the oven is broken six months after they buy the home, they will have to go through the warranty of the oven manufacturer, not the builder.
